Single Storey Rear Extension Approved – Beacon Down Avenue, Plymouth

Type: Single storey rear extension

Location: Plymouth

Stage: Planning approved April 2026

A single storey rear extension at Beacon Down Avenue, Plymouth was successfully granted planning permission, delivering the additional living space the client wanted while navigating local planning requirements.

The proposal was generally well received; however, the planning officer raised concerns regarding the use of white render. To address this, we worked proactively with the council and revised the external finish to a more suitable pebble dash, ensuring the design aligned with local character.

Importantly, the overall form, layout, and proportions of the extension were retained, including the window and door sizes that were key to the client’s vision. This meant the design intent remained intact while still achieving a successful outcome.

Planning permission was approved without the need for further changes, and the client was very pleased with both the process and the final design.

Big win for a small utility room extension

Type: Single storey rear extension

Location: Tavistock

Stage: Planning approved June 2026

An application for a larger, full-width rear extension was initially refused. We took the decision to appeal, but unfortunately the refusal was upheld.

We then submitted revised proposals for a smaller extension under permitted development rights. However, the rear of the property was classified as the principal elevation, meaning that permitted development rights did not apply.

Following discussions with the planning officer, a compromise was reached to submit a householder planning application for the smaller extension, which was subsequently approved.

The client was delighted with the outcome and is now looking forward to starting construction later this year.
